While our review of the frat comedy “Neighbors” is quite glowing and the R-Rated laffer was a major hit this spring, not all of us agree that the comedy is all that (this writer anyhow). However, one thing that no human on the planet can argue about the movie, full stop: Rose Byrne is excellent in it, probably the best part of the movie and a total scene stealer evidently born for comedy. And sure, we’ve seen her in comedy before, most memorably in “Bridesmaids,” and “Get Him To The Greek,” but in “Neighbors” Byrne has a mix of charm and go-for-brokeness that is vastly appealing.

This Is Where I Leave You, Shawn Levy
Okay, we'll give credit to "This Is Where I Leave You" for the cast the film has assembled. Who could argue with Jane Fonda, Tina Fey, Jason Bateman, Rose Byrne, Adam Driver, Kathryn Hahn, Corey Stoll, Connie Britton, Ben Schwartz, Timothy Olyphant, Aaron Lazar, Debra Monk, Abigail Spencer and Dax Shepard being in the same movie together? It's just a shame its one as generic as this.

Seth Rogen and Rose Byrne, Neighbors
This weekend's big, R-rated studio comedy "Neighbors" is funny in the way that big, R-rated studio comedies rarely are (read our review here). In the movie Seth Rogen plays a man in his thirties, who is happily married (to a flawless Rose Byrne) and with a new baby. Of course his suburban idyll is disrupted when a rampaging fraternity (led by Zac Elfron, his malevolent charisma turned all the way up) shows up and moves into the house right next door to theirs. That leads to an all out war between the boring suburbanites and the hard partying frat brothers that have invaded their neighborhood. While at South by Southwest, where the movie first premiered (it received a riotous response), we sat down with Rogen and chatted about the movie, what the appeal of the script was for him, what Byrne brought to the role, and how the distinctive look of the movie was developed.

The last time Universal screened one of their big summer comedies at South by Southwest, it turned out to be "Bridesmaids"—a movie that not only went on to be a massive financial success (and a breakthrough for its cowriter/star Kristin Wiig) but a critical one as well, even earning an Academy Award nomination for its screenplay. So a fair amount of anticipation and excitement greeted tonight's "work-in-progress" (although look, it seems totally finished) screening of the new Seth Rogen/Zac Efron comedy "Neighbors." And while "Neighbors" doesn't come close to capturing "Bridesmaids'" emotional honesty, it could have a chance of one-upping that film in the box office. Simply put, "Neighbors" is one of the funniest, most visually inventive studio comedies in recent memory.

Yes, "Neighbors" is foremost a comedy about two man-children who face off against each other and get into man-children-esque hijinks. But there is a thematic kernel underneath it all too. We know, we don't want to take away from the red band zaniness of the movie either, but hear us out.

"... we laughed until we ached. Then we laughed some more," Drew Taylor wrote in his review of "Neighbors" out of SXSW last month, and the buzz certainly is building about the summer comedy. And just a few days after a couple of red band trailers dropped for the movie, the first clip is here.

While Seth Rogen and Zac Efron are the two promoted stars of "Neighbors," and get the bulk of the screentime in this new, lengthy red band trailer for the comedy, by all accounts it's the perpetually underrated Rose Byrne who walks away with the biggest laughs. In our review of the movie out of SXSW, our own Drew Taylor noted, "she nearly steals the entire movie, and certainly gets the surprise comedy MVP award." And it's good thing the rest of the movie looks like a lot of fun too.

Zac Efron, Neighbors
It was thanks to SXSW that "Bridesmaids" built some early buzz in 2011 before landing in theaters, becoming a runaway hit and an Oscar nominee, and Universal is hoping the same will happen this year with "Neighbors." The studio brought their upcoming comedy to Austin last weekend, and by all accounts, you'll bust a serious gut. Our own review stated, "we laughed until we ached. Then we laughed some more" and two clips have dropped to give you a taste of what's coming.
